Investigate the issues that affect your project

A DSI aims to characterise contamination and inform decisions about risk, suitability and management. The scope depends on the site history, conceptual site model and proposed use. Soil, groundwater and vapour investigations are included where relevant, rather than treated as a standard package for every property.

How we scope the investigation

We review existing evidence and identify the gaps that affect the decision you need to make. The sampling and analysis quality plan sets out investigation objectives, sampling design, analysis and quality controls appropriate to those gaps.

Access, underground services, drilling requirements and the construction programme also influence fieldwork. Where a site auditor is involved, their review requirements should be considered early so the investigation can be coordinated with the audit process.

What the report addresses

• The investigation purpose, site setting and available background information.
• The fieldwork and laboratory programme, including data quality assessment.
• Contaminant distribution and comparison with relevant assessment criteria.
• An updated conceptual site model and remaining uncertainties.
• Conclusions and recommendations for further assessment, remediation or management.

A DSI does not guarantee an approval

Results may support a suitability conclusion or identify work still needed. Further delineation, risk assessment, a remedial action plan or validation may be recommended. Council decisions and independent site audit conclusions remain with the relevant decision-maker.

Information needed for a proposal

Provide the site location and area, proposed land use, development drawings, PSI and earlier investigations, access restrictions and any consent conditions. Tell us about known hotspots, tanks, fill, groundwater or neighbouring activities that may affect the investigation.
